We would ideally like to swap for long weekends in London and weeks during the school holidays at a seaside/holiday location. Although we certainly would consider other city breaks and weekends where we can walk.

Waters Edge is a chalet bungalow set approximately 8 metres from the lovely small river Chater, in the charming conservation village of Ketton in Rutland (East Midlands) the smallest county in Great Britain.

We are 2 miles off the A1 - 120 miles north of London. Peterborough 20 mins away / Leicester 40 mins / Lincoln 1 hour

We have recently refurbished the loft which has a double bedroom (King-size bed) with large velux windows overlooking the river, a children’s bedroom (with 2 single beds, which are suitable for adults) and a modern family bathroom with rain shower and large bath with a heated radiator and under floor heating.

Downstairs we have a kitchen/diner, (Large gas hob electric oven) a Lounge with sky+ and Wii/DVD/Video and Garden room (with king-size sofa bed, making the accommodation up to 8), with a instant push button contemporary gas fire, both offering lovely views of the river and surrounding Ketton stone buildings. A 2nd double bedroom and family bathroom (Needs modernising but perfectly functional) a study with WiFi and modern downstairs cloakroom. With both front and back porches.

The property is set in 1/3 of an acre with stunning views from every side: the river, the church, the Priory and the 17 Century stone bridge (which is actually in our garden). We also have a grade II listed Dovecote set within the garden with power and light connected (Used as a ‘Theatre’ by our daughter as it has a platform/stage in!)

The house is family friendly but due to the close proximity of the river I will let you decide if it is safe for you. (Our daughter was 5 when we moved in and hasn’t fallen in the river yet! – however we do go in the river in the summer as it is quite shallow).

We have a large patio with seating for 8 at the front of the property and a table and 2 chairs overlooking the river at the back where we also have a swinging pod chair.

Our friendly local ‘The Railway’ pub is 30 seconds from our gate and serves great ale; The Northwick Arms further up the road serves food. In the village is a post office / grocery store (10 minute walk) which is open every day and provides all you would need for a meal as well as the daily papers.

There are some lovely walks round the area straight from our door.

In the surrounding area we have the quintessentially English market town of Stamford (6 miles) which boasts 11 churches, 30 pubs, 20 restaurants. Along with the famous George Hotel which serves wonderful food. Most of the pubs serve Real Ale. In the area we have fabulous pubs for Sunday lunches a couple are within walking distance from our door.

3 miles away we have Rutland Water which is now Rutland's most popular tourist attraction, offering activities for all ages.

The attractive 3,100 acre reservoir has an international reputation for providing a balance of sport, leisure and wildlife conservation and offers everyone the opportunity to try something new.

You can try sports such as windsurfing, rock-climbing or canoeing, hire a dinghy, bicycle or fishing boat, visit the Egleton and Lyndon nature reserves, or just relax by the water and watch the action around the 25 mile shoreline.
